General U.S. estimates for installed cost, not quotes. We compared them with national ranges from Angi and HomeAdvisor (about $3–$12 per sq ft for vinyl and $5–$14 for fiber cement) and HomeGuide. Prices reviewed November 2026. Get at least three local quotes before you commit.
Siding is priced per square foot of wall, or per square (100 square feet) on many contractor bids. The installed price covers the panels or boards, trim, fasteners and labor. Removing the old siding and replacing the house wrap are usually listed as separate lines.
Vinyl is the budget choice and fiber cement the premium one, and fiber cement's weight means labor makes up a larger share of the bill. Enter your wall area and pick a material to see the range you should expect on quotes.
How the siding cost estimate works
- Enter the wall area to side in square feet.
- Multiply it by the installed price per sq ft for the material you chose.
- Adjust for home height and your local cost level.
- Add the extras you ticked, such as removal, and any permit fee.
- Show the result as a low, typical and high total, split into materials, labor and fees.
Measure each wall's length × height, add the triangular gable ends (width × height ÷ 2), then subtract large openings like garage doors. Don't subtract ordinary windows; the trim work around them uses up the savings.
Siding Cost by material
| Material | Installed per sq ft | Labor share | Notes |
|---|---|---|---|
| Vinyl, standard | $3.50–$8.00 | 55% | Lowest cost and maintenance. Can crack in hard freezes or warp near grills. |
| Vinyl, insulated | $6.00–$11.00 | 50% | Foam-backed panels. Stiffer, straighter walls and a small R-value gain. |
| Fiber cement lap (paint on site) | $6.00–$13.00 | 55% | Heavy, fire-resistant boards that look like painted wood. Needs repainting every 10–15 years. |
| Fiber cement, factory-painted | $9.00–$16.00 | 50% | Baked-on finish with a long paint warranty. Most expensive of these options. |

What affects siding cost
- Material and profile. Fiber cement usually costs 50% to 100% more than standard vinyl. Shakes, board-and-batten and premium colors cost more than plain lap siding.
- Removal and wall repairs. Tearing off old siding adds about $0.75 to $2 per square foot. Rotted sheathing found underneath is extra.
- Height and access. Two- and three-story walls need scaffolding or lifts. Steep yards, decks and landscaping against the house slow the crew down.
- Trim, corners and openings. Every window, door, corner and soffit needs trim. A house with many corners and openings costs more per square foot than a simple box.
- Region. Labor rates vary widely. Expect quotes in large coastal metros to run well above the national average.
Frequently asked questions
How much does it cost to replace siding on a house?
For about 1,500 square feet of wall on a two-story home, vinyl replacement typically runs $7,500 to $18,000 including removal and new house wrap, and fiber cement $12,000 to $31,000. Larger and taller homes cost more.
How much is siding per square foot installed?
Standard vinyl is about $3.50 to $8 per square foot installed, insulated vinyl $6 to $11, and fiber cement $6 to $16 depending on whether it is factory-painted.
Is fiber cement siding worth the cost over vinyl?
Fiber cement resists fire, hail and woodpeckers, holds paint well and can last 50 years. Vinyl costs less and needs no painting. In areas with wildfire risk or extreme weather, fiber cement is often worth the premium.
How do I calculate how much siding I need?
Multiply the length and height of each wall, add gables, subtract garage doors and large openings, then add about 10% for waste. Divide by 100 to get squares.
Does new siding add value to a home?
Siding replacement is one of the exterior projects that recovers a large share of its cost at resale, and it also lowers maintenance. Fiber cement usually recovers a little more than vinyl.
